Landlords · Letting to expats
Let your property to expats, without the guesswork.
Relocated executives and families: tenants who can pay, but with no track record in Spain. We find them, check them, draw up a clear lease in both languages, and step in on request during the tenancy. We have done it for ourselves: buying, renovating and letting a house in Valdebebas.
What we do
From the listing to the keys, then throughout the lease
- Bilingual listingCopy in Spanish and English (plus French or Hebrew where useful), the neighbourhood presented for an expat audience, targeted distribution, including to the employers we work with.
- Applicant screeningA first conversation with every applicant, fit checked (budget, length of stay, household, pets), grouped viewings.
- Application checksEmployment contract or assignment letter, payslips, ID; consistency checks and, where the employer agrees, direct confirmation with HR.
- Suitable guaranteesFor applicants without a Spanish history: bank guarantee, additional deposit, resident guarantor, employer commitment — within the limits of the LAU.
- Bilingual LAU leaseA contract compliant with the current urban leases act, the Spanish version prevailing with a side-by-side translation; furniture inventory attached.
- Fianza depositedThe statutory fianza collected and lodged with the Comunidad de Madrid, as the regulations require.
- Inventory and key handoverRoom-by-room inventory with dated photos, meter readings, report signed by both parties.
- Call-outs during the leaseOn request: an incident, a tradesperson to bring in, a reminder — €90 incl. VAT per call-out. At the end of the lease, check-out inventory and return of the fianza.
Guarantees
Securing an applicant with no Spanish track record
A relocated executive has no long Spanish payroll history and no local credit record. Here is what the law allows you to ask for, and what we put in place.
| Statutory fianza | One month's rent for a residential lease (two for other uses, including seasonal lets), lodged with the Comunidad de Madrid. |
|---|---|
| Additional guarantee | Deposit or bank guarantee. For a five-year residential lease (seven if the landlord is a company), capped at two months' rent. |
| Resident guarantor | Someone living in Spain stands as joint guarantor for the tenant (fiador). |
| Employer commitment | A letter from the employer, or even a lease in the company's name: the strongest option for a relocation. |
| Rent default insurance | Optional, at your expense, issued after the insurer reviews the application. |
Worth knowing: the law prohibits requiring more than one month's rent paid in advance. The “six months upfront” sometimes offered is not a guarantee we can recommend.
Fees
One commission on signing, call-outs on request
- Commission on signing the leaseHalf a month's rent + VAT, minimum €900 before VAT. Nothing before signing.
- Call-outs during the lease€90 incl. VAT per call-out: incident, tradesperson, reminder.
- Check-out inventory and return of the fianza€250 incl. VAT.
- For the tenantNothing: as the law requires, property management fees are borne by the landlord.
- Included in the commissionPhotos, bilingual listing, viewings, applicant screening and checks, bilingual LAU lease, photo inventory, key handover, meter readings, utility transfers.
Since the 2023 housing law, agency fees are borne by the landlord; an agency usually charges one month's rent, without supporting the tenant or producing a detailed inventory. We never represent both sides of the same lease: an applicant we are helping with their search will not be put forward to you by us.
Landlords' questions
How long does it take to let?
For a fairly priced property in a sought-after area, two to four weeks from listing to signing. We give you a frank view on the rent before we start.
Can I let furnished, or for a few months?
Yes. A seasonal lease (temporada: under a year, for a temporary need of the tenant) follows different rules from a residential lease; we tell you which one fits your situation and the applicant's.
What if the rent is not paid?
We chase immediately and call on the guarantees in the lease. If proceedings are needed, our partner lawyer handles them. Thorough checks are there to avoid getting that far.
I live outside Spain. Is that a problem?
No, it is common: remote signing, inventory without you, photo report, and the tenant has someone on the ground.
